The Recap:

Unlike two weeks ago, when we saw a big spike in new single-family home listings in San Carlos, not much happened last week to move the needle. There were only five new listings, and the overall inventory of homes for sale in San Carlos remained about the same as it was the prior week.

Tomorrow is the last day of September, which means there's only about a month or so left of prime real estate selling conditions for this year. Once we hit November, it starts getting darker much earlier, and the normal fall weather tends to convince a significant number of buyers to put their home search on hold until after the holidays. That's not to say that there won't be any sales in November and December — it's just as we like to say in the business, “The buyers that are still out there are serious buyers“.

Tomorrow also marks the last day of the third quarter of 2025. Like I do at the end of each quarter, I will post the Quarterly Update for Q3'25 later this week, where I will analyze all of the important metrics that I use to assess the health (or lack thereof) of our local real estate market.

Not to spoil any surprises, but it's looking very likely that 2024 will mark the bottom of the market slide that started when home mortgage interest rates started their meteoric climb in the second half of 2022. Despite all of the volatility that has happened so far in 2025, our local market is performing slightly better than last year, which was a pretty low bar to begin with. But tune in later this week for all of the details!
