The Recap:

Welcome to October! Three quarters of 2025 are already in the books, and it seems like we are racing toward the end of the year. In case you missed it, I just published a recap of how our local real estate market is performing through the first nine months of the year. Suffice it to say, we're in better shape in 2025 than we have been over the last two years.

That's not to say that the market is on fire — there are still 22 homes for sale with an average waiting period of 48 days to get into contract, and the number of new listings and pending sales is still lagging behind traditional levels. But the fact that we seem to be emerging from the slump that has plagued the market for the past two years is welcome news.

October also marks the last full month before Daylight Saving Time ends, and we start to see the activity trail off as we head toward the holiday season. I expect that we'll see healthy activity between now and the end of the month as buyers try to lock up a place before the holidays. Last week was a perfect example of that, with ten listings being put under contract.
