The Recap:

Just as I predicted last week, the San Carlos real estate market remained very active last week as we push through the second week of October. Buyers snapped up nine different listings this week, and just like the week before, there were fewer new listings (6) to fill the void.

The repeated imbalance between the number of homes put under contract and the number of new listings has pulled the inventory of homes for sale back down below 20 for the first time in over a month. You can expect this number to continue slowly dropping as October progresses. There comes a certain point in the fall season when sellers decide to wait until the following spring to put their home on the market. That's not to say there won't be any more new listings — we're just going to see the rate of new listings start to dwindle, and buyers are going to have to decide whether to take what's available now or also wait until the spring market.

Unfortunately, the stock market headed into turbulent waters again late last week in response to the potential of another tariff war with China. As we witnessed in April when the first round of tariffs took effect, the real estate market does not perform well during these volatile market swings. It will be interesting to see what impact this may have on buyers who are still in the market.
