The Recap:

In case you might have missed it, last week I took an in-depth look into why fewer homes are being sold in San Carlos — not just during the most recent two-year slump, but all the way back over 20 years. There is an obvious downward trend, as the data clearly shows, and the reason behind this decline that I could deduce from the data was an even more dramatic drop in the number of new listings over that same time period. There's a lot of remarkable data in that report if you get a chance to read it.

That study is very relevant to what happened in the San Carlos real estate market because new listings dominated the scoreboard below. Eight new listings hit the market, but only two homes were put under contract. This pushed the inventory of homes for sale right back into the 20s again, contrary to what I predicted would happen as October progressed.

It is worth noting, however, that two of these eight listings are back for a second round on the market after not successfully selling on the first try. This exact scenario happened with more frequency this year than in another other year that I can remember, and it's indicative of how volatile the real estate market has been in 2025, and how bumpy the ride has been for buyers, sellers, and agents.
