The San Carlos Real Estate Week in Review: 10/27/25

The Recap:
Last week, I posted a poll about the relative affordability of San Carlos. The question I posed was whether San Carlos homeowners could afford to purchase the home they live in at today's values. Although the data size is still relatively small, 65% of respondents have stated that they could not afford to buy the very house that they currently live in today. If you haven't had a chance to vote on the poll, please do! I would love to get a better picture of what's actually going on.
This post was very relevant, since 18% of the single-family homes currently for sale in San Carlos are listed at $5,000,000 or higher, and the median listing price is nearly $2,800,000.
That doesn't seem to be deterring buyers, however. Just last week alone, there were ten homes that were put under contract, which is a larger number than we normally see in a week's worth of sales in San Carlos.
This marks the last full week of October, and the San Carlos real estate market is still well ahead of the tepid pace we experienced last year. Although the market is likely to experience the typical holiday slowdown as we enter November, all indications suggest that 2025 will be a rebound year.
