The Recap:

Affordability has been a recurring topic in the past few weekly updates, especially here in San Carlos, where the median price of a single-family home is now $2,645,000. But housing affordability appears to be a nationwide problem, as evidenced by this article in Newsweek, which summarizes the results of a recent homeowner survey that was conducted by the National Association of Realtors (NAR). The survey reveals some concerning trends about the nationwide housing market:

  • Age of First-Time Buyers: The average first-time home buyer nationwide is now 40 years of age – the highest average age on record.
  • Percentage of First-Time Buyers: Only 21% of all homes sold year-to-date went to first-time buyers, which is the lowest percentage since NAR began keeping these records in 1981.
  • Renters: The number of renters nationwide has reached 46 million, marking an all-time high according to the US Census. This is largely driven by the Gen Z population, which appears to favor renting over owning.

We're already feeling the effect of this shift right here at home, as rental prices have skyrocketed in just the past two years. It's challenging to envision that our local market won't face negative consequences if the number of first-time buyers continues to decline.

From the San Carlos perspective on affordability, the median price of homes that are currently listed for sale still sits just above $3,200,000, which is a staggering number. And if you're lucky enough to even be able to afford a $2,000,000 home, which is no small feat, there are only three of them in the entire city for you to see right now.
