The San Carlos Real Estate Week in Review: 12/1/25

The Recap:
It's the first week of December, which means it's time to head back to the gym to shed the unavoidable pounds that always accumulate over Thanksgiving week. Because of the shorter work week, the activity in the San Carlos real estate market was quiet relative to a normal week. There was only one new listing and one home that was put under contract, which did little to move the needle.
Sellers who aren't getting traction on their listings are continuing to pull their homes off the market as we head toward the end of the year, and that is putting downward pressure on the inventory. As of this morning, there are only 11 single-family homes available, and that number will likely drop into the single digits as we head into the final weeks of the year.
When we reach the end of a month, I often like to take a look at where the market is compared to the same period of the previous year. This gives me a good insight into which direction the market might be heading. Total sales revenue (homes and condos) is at $700M, or 15% ahead of last year. The single-family home market is showing signs of growth, too, with a 10% increase in the number of closed sales and a 22% jump in new listings, compared to the same period last year. While it's too early to call this a turnaround, it is encouraging to see that the market seems to be slowly pulling itself out of one of the most dramatic sales droughts in the past 30 years.
