The Recap:

I said in last week's update that only serious buyers are the ones out looking for homes in the middle of December, and this past week was prime evidence of that.

Out of the dwindling list of homes currently for sale in San Carlos, those same buyers picked off six of them last week. That's a reasonably healthy number for any week, let alone the first full week of December, and it shows that there is always an underlying motivation for some buyers to lock up a place before the end of the year.

There were no new listings to enter the market last week, which is not unusual for this time of year. I would actually be quite surprised if there were any new listings until at least after Christmas. Another phenomenon that occurs at this time of year is withdrawals — these are listings that have been sitting on the market for an extended period without garnering a successful offer and are then temporarily pulled off the market for the holidays. This strategy makes sense because there's nothing to be gained by leaving a listing to languish over the holidays, except to accrue even more days on the market. Over the past two weeks, four listings were pulled off the market and will be re-listed after the end of the year.

So, the combination of these three actions – homes put under contract, homes pulled off the market, and no new listings to fill their shoes — has picked the San Carlos inventory cleaner than a holiday turkey. As of this morning, there are only four homes actively listed for sale, and they have an average stay on the market of over 40 days. I don't expect that to change much at all over the next few weeks.
