The Recap:
Welcome to 2026! The holidays are officially over, and it's time to kick off a new year of real estate in San Carlos. I have just posted an extensive recap of the 2025 market, highlighting several positive developments that occurred last year. You can read the entire report here, but these are the key points:
- Total sales revenue for single-family homes and condos increased by 18% from 2024.
- The number of new single-family home listings increased by 24%
- The average price of a single-family home in San Carlos increased by 7% to an all-time high.
A good indication of how 2026 will unfold will be the number of new single-family listings that hit the market in January. San Carlos typically averages around 20-22 new single-family home listings in the first month of the year. In the strong years, we would see as many as 30 homes hit the market, but in the trough years of 2023 and 2024, we only saw an average of 15 new listings.
My gut tells me that we will have a robust start to the 2026 real estate market in San Carlos. I have a prime 4BR home in the Carlmont High School District that will list in January, and other agents I have spoken with are also planning to launch new homes in the coming weeks. If interest rates and the stock market just remain steady, we should be in for a good year.
