The Recap:

We didn't see an avalanche of new single-family home listings last week in San Carlos, but there were five homes added to the mix, two of which were re-launches from last year. This brought the total homes currently for sale in San Carlos back up into the double-digits to 12.

12 is also the number of new listings that have launched since the beginning of the year, which is about the normal pace for new listings in the month of January. Three listings were put under contract last week, and open houses appear to be very busy already. This reinforces my long-standing belief that January is an excellent month to sell your home, if you're able to have it ready to go. It certainly doesn't hurt when the weather is sunny and nearly 70 degrees, either.

Last week on the blog, I took a deep dive into the world of “rent-backs”, which is the common practice of allowing the seller to stay in their home for a short period after the sale closes. It's certainly good information to know if you're currently in the market to purchase a home, because the request happens quite often, and the options are very different.
