The San Carlos Real Estate Week in Review: 1/26/26

The Recap:
Buying activity picked up significantly last week in the San Carlos real estate market. Six different homes were put under contract as buyers have been out in force, sorting through an inventory that is still on the lean side. As of this morning, there are only nine single-family homes for sale in the entire city.
Speaking of available homes for sale, the average price of those nine homes is over $4,000,000, while the median asking price is $3,500,000. Both of these figures are much higher than normal, and they reflect the fact that nearly half of the homes for sale right now in San Carlos are listed over $5,000,000.
Last week, I posted an article about automated valuation models (AVMs), the fancy name for Zillow's Zestimate product and the similar ones used by other third-party portals. The article highlights that not only can these estimates vary widely between sites, but also, within each site, the values can swing wildly by the day.
