The San Carlos Real Estate Week in Review: 3/2/26

The Recap:
February is already in the books. It's crazy how quickly the end of the month is upon us when there are only 28 days to account for. I took a quick peek at the market metrics for the first two months of the year, and, somewhat surprisingly, the San Carlos real estate market is lagging slightly behind the same period in 2025 in just about every category, including total revenue and the number of closed sales. The only area we are seeing a slight increase is in the number of new listings, but even that stat is skewed by the number of re-listed homes that didn't sell last year.
These results are contrary to the forecast most experts predicted for 2206, which was an increase of 5% – 14% over 2025. But it's still early in the year, so it's too early to tell how the rest of the year's performance will unfold.
You may remember from last week's report that one side of the table was far busier than the other in the San Carlos residential real estate market. For that particular week, it was the buyers who outperformed the sellers by a wide margin, with nine homes being put under contract versus only two new listings.
This past week, the table did a complete and nearly exact reversal. This time, the sellers were listing in full force, with ten new listings hitting the MLS, while only two in the existing inventory found buyers. That essentially doubled the number of homes for sale in San Carlos in just one week, which should help alleviate some of the pressure that buyers must feel when the inventory is only in the single-digits.
The success story that I shared last week about how I was able to help my move-up buyers clear some significant lending hurdles to find their dream home definitely struck a nerve with a number of readers. I received several inquiries asking for the contact information for that lender. I hope that it will open some doors, literally, for those buyers.
