The San Carlos Real Estate Week in Review: 3/16/26

The Recap:
It's very easy to become almost numb to the stunning increase in the price of a home in San Carlos lately. Seeing a home sell for under $2,000,000 is becoming increasingly rare. Case in point – of the nine homes that changed hands last week, there was only one that sold below $2,000,000.
If you were to look at the 33 single-family homes that have sold so far this year in San Carlos, only 4 have sold below $2,000,000, which is only 12% of the total.
On the other end of the spectrum, three of the properties that sold last week fetched prices in excess of $4,000,000. If you were to look at those same 33 total homes that have sold, you'd find the exact same number — four, or 12% of the total — that have sold for above $4,000,000 this year in San Carlos. In other words, the same number of homes have sold for over $4,000,000 than have sold for under $2,000,000.
Continuing this search into the upper price echelon, in just the first 2.5 months of 2026, there have been three sales that exceeded $5,000,000. In the entirety of 2025, there were only two and in 2024, only one.
Need more proof? The median sales price of those 33 homes that have sold so far this year is $2,850,000, which is easily an all-time high for San Carlos, and is a significant step up of 8% from the previous record that was set last year.
This coming week in San Carlos, we are supposed to hit record high temperatures for the month of March. If you have a few minutes to get outside, I'd highly recommend taking advantage of the stellar weather and going for a hike somewhere.. like Eaton Park, which I profiled in last week's post. You should definitely check it out while the hills are still green. With no rain in sight and the warmer weather coming, it will transition to brown in a matter of weeks.
