The San Carlos Real Estate Week in Review: 4/13/26

The Recap:
Once again, the data in the “San Carlos Single-Family Homes Sold” table below provides us with a treasure trove of information about what has been happening over the past 30 days in the San Carlos residential real estate market. Ten homes closed escrow last week. Here are some interesting observations about those 10 sales:
- Of the ten homes sold, six of them fetched 6-figure premiums of at least $200,000.
- Four of those six overbids were for more than $400,000 above the asking price. The highest was a whopping $652,000 over.
- Eight of the ten homes sold after only one open house weekend — one of those eight sold before it ever hit the market
What does this tell us?
First, a chronic scarcity of listings is creating more multiple-offer transactions as more buyers compete for fewer homes, and that is driving prices to stratospheric levels. I wrote this article last week, which discusses why we are experiencing a shortage of new listings every year, and why we may never see a return to the levels that we've historically experienced in San Carlos.
Second, the fact that eight of those ten listings didn't last a week on the market means that buyers who want to live in San Carlos must pay very close attention to the daily ebbs and flows of the local market. When a home sells in the first week, buyers have very little time to visit the house (hopefully more than once), review the disclosures, and prepare an offer. Just missing the first open house weekend puts the buyer at a distinct disadvantage.
