The San Carlos Real Estate Week in Review: 4/20/26

The Recap:
San Carlos experienced a welcome surge in new listings last week. All told, eight new single-family home listings debuted on the market, and an additional home came back for a second go. That elevated the inventory to 22 homes for sale, which certainly gives buyers a bit more to choose from.
What's interesting about the makeup of these 22 homes is that seven of them, or just about 1/3, are listed for under $2,000,000. It's interesting, because as I noted in a previous post, finding a single-family home for under $2M in San Carlos was becoming increasingly rare in a city where the median sales price is closer to $2.5M. That doesn't mean they will all sell for under $2M, but it does give first-time buyers more options than they've had before.
On the other end of the spectrum, there are four homes among those 22 that are listed at $4,000,000 or higher, with the highest just under $7M. If you've lived in San Carlos for any period of time, those numbers are hard to fathom.
