The San Carlos Real Estate Week in Review: 5/4/26

The Recap:
Just like it was two weeks ago, the San Carlos real estate market was very balanced from a transaction standpoint. In fact, as you can see from the At A Glance table below, the numbers from last week were nearly identical to the week prior: Seven homes were listed, seven homes were put under contract, and the number of homes for sale remains at 22.
If you dig a little deeper into the data below, you'll see a stark reminder of how widely home prices are starting to vary for single-family homes in San Carlos. On one end, there is a home that was just listed in the Clearfield Park neighborhood at just under $1,100,000. This price point has become somewhat of a rare find for a single-family home in San Carlos.
On the other end of the spectrum, three of the homes that changed hands last week sold for $4,000,000 or more, with 207 Edgehill Drive topping the charts at $6,000,000. $6M…in San Carlos. Just let that one sink in.
In fact, so far this year, we've had nearly as many sales in excess of $4,000,000 (11) as there were in all of 2025 (15) — and we're not even halfway through the year. Considering the continued strength of the stock market and the incredible corporate spending for AI talent, I don't see prices going anywhere but upward for the foreseeable future.
