The Recap:

Despite all of the headwinds that are facing our economy — increased fuel prices, potential inflation, and global conflicts — the San Carlos real estate market has remained surprisingly strong. All four homes that closed escrow last week all fetched six-figure premiums over their respective asking prices, and none of them even lasted two weeks on the market.

A big reason why the demand and the prices remain high is simply due to the lack of inventory. There were only three new homes to hit the market last week, while seven were put under contract. This leaves only 19 single-family homes for sale heading into this week in what should be the peak of the spring real estate market.

By comparison, Belmont — a city with fewer people and fewer homes than San Carlos — currently has 27 single-family homes for sale. It's not often that we see that inversion of inventory, but it's happening now. And in case you were wondering, our other adjacent neighbor, Redwood City, has 67 single-family homes currently for sale. That is to be expected since it's about three times the size and population of San Carlos.
