The San Carlos Real Estate Week in Review: 6/8/26

The Recap:
The downward trend of the summer real estate market is already starting to be felt in San Carlos as we head into the second week of June. As I have noted before, the pace of activity historically slows as we enter the months of June and July, as buyers take a break from the their home search tasks and head out on vacation.
That puts pressure on the homes that are still on the market, especially those that have been listed for more than a couple of weeks. Sellers will often slash their list prices in an effort to inject life into a stale summer listing, and that is already starting to happen.
Heading into this week, there are twenty single-family homes still for sale in San Carlos, with an average time on the market of 34 days. Four of those twenty have already taken price reductions just last week to stimulate new interest, and there are probably a few others that will need to follow suit in the coming weeks if they are going to get into contract this summer.
Of course, this is great news for those home buyers who are choosing to stay active in June and July. In previous summers, I have locked down some of the best deals for my buyer clients as we took advantage of less competition and the slower market.
