The Recap:

No sooner had I said last week that the listing activity was starting to slow down for the summer in San Carlos than the market popped with ten new single-family listings. So much for summer traditions! Normally, that kind of a surge at the beginning of the summer market would have significantly increased the inventory count. But that did happen, because eight homes were also put under contract over the same period, which effectively kept the inventory level at 21 homes for sale in the entire city.

Of those eight homes that were put under contract, two of them were only on the market for two days before a contract was accepted. Presumably, they both got strong offers that they couldn't say “no” to, but I don't know the story behind either sale.

Being primarily a listing agent, I find these quick, on-market sales a bit perplexing. It takes a lot of time, effort, and money to get a home ready for a full launch on the market: painting, cleaning, staging, photography, marketing collateral, etc. Since all of that time, effort, and money were indeed expended, why not give the home a full week on the market to get more exposure and, hopefully, generate more competitive offers?

Selling a house after only two days on the MLS is essentially the same as selling it off-market because very few buyers can react that quickly. Numerous times over the past 19 years, I've received offers on my listings well before the first open house, and despite the temptation to lock up that first offer, I always fared better by waiting a week and fully exposing the house to the market. But again, these could have been incredible offers that even exceeded the buyer's most optimistic outcome.
