The Recap:

The San Carlos residential real estate market is continuing to run at a healthy clip as we head into the last full week of June, which has not customarily been a busy month on the local real estate calendar. So far this month, 24 new single-family homes have entered the market, which is on track to match June of last year, also a stronger-than-average June performance. In addition, San Carlos has already produced 165 single-family listings to date this year, which is the highest level for the first six months of the year since 2021 – and there's still a week and a half to go of this month. That's a very welcome statistic coming on the heels of two years of record-low listings.

Home buyers have been active in June, too, keeping the inventory level at around 20 homes regardless of how many new listings hit the market. I know of several buyers who took their vacations in late May this year in order to beat the crowds, and they are the ones now who are back house hunting in earnest, looking to take advantage of less competition while there is still a decent number of homes to choose from.
