The Recap:

July is in the books, and it was a surprisingly busy month in the San Carlos real estate market. 30 new single-family home listings hit the market in July, which is the highest level for the month of July in San Carlos in four years. This is notable because July is historically one of the slower months of the year for new listings.

Now that August is upon us and many schools start back up in less than two weeks, you can expect that the activity level will continue to increase as the surprising strength of the summer market provides momentum to the start of the fall market. There should be a steady increase in listings over the next two weeks as the early fall sellers try to get 1-2 open house weekends in prior to Labor Day Weekend.

Last week, I posted the final installment in my series of San Carlos neighborhood check-ins, this time focusing on Alder Manor. I hope you found the data on each neighborhood interesting and useful! If nothing else, the data shows that San Carlos is becoming an expensive place to buy a home, and that prices are only continuing to rise.
