The Recap:

Once again, there were some pretty wild swings in the final prices of homes that closed escrow this past week in San Carlos. While one home closed at $374,000 below the asking price, two other homes enjoyed premiums that exceeded $500,000 each. This just underscores how sensitive the market is right now to the attributes, location, and, most importantly, the pricing strategy for selling the home. Not everything is red-hot in San Carlos right now.

Part of the reason for the twitchiness in this market is that home mortgage interest rates have once again breached the 7% mark, which we know is an emotional and financial ceiling for many buyers. As I wrote about in this post last week, however, rising interest rates are not hindering the luxury market in the least. This has created a very divided real estate market.

This is the last week of September and the third quarter of the year. Later this week, I will post an analysis of how 2-26 is looking year-to-date compared to previous years. In the meantime, here are the numbers from last week's market in San Carlos:
