The San Carlos Real Estate Week in Review: 10/12/26
October 12, 2026
The Recap:
One way for home buyers to combat rising mortgage interest rates is to increase the amount of cash they are willing to put into their purchase in order to lessen the amount of interest that they will be paying. Obviously, an all-cash offer makes interest rates a moot point. In a post I wrote a few weeks ago, I calculated that all-cash purchases in San Carlos had stayed steady at around 15% for the 5 years leading up to 2026.
We’re now 3/4 of the way through the year, and that percentage has jumped up to 20%, the highest level that I have ever seen for San Carlos home purchases. If the market for tech stocks remains strong, this percentage will only continue to creep upward.
But that doesn’t mean that traditionally financed purchases won’t continue to impact this market. Just last week, the home at 126 Kelton Avenue sold for $700,000 above its asking price, and that transaction was financed with a bank loan. But as interest rates inch toward 8%, you’re going to see cash start to wrestle control of the local real estate market.
Enjoy the extra day off today if you are lucky enough to get it! Here are the numbers from last week’s market in San Carlos:
