The San Carlos Real Estate Week in Review: 10/26/26

October 26, 2026

TWOB---Week-in-Review---05

The Recap:

With all of the talk about rising home mortgage interest rates and the potential for them to approach 8%, it was a bit of a surprise to see rates actually dip slightly last week. Unfortunately, that slight reprieve was courtesy of major downward volatility in AI stocks that have the most impact on the broader market. In other words, we got a little break in rates, but it came at a high cost. Just check your ending balance for your retirement accounts from last week.

Even the San Carlos real estate market showed some signs of volatility. After a relatively sedate week of sales two weeks ago, two homes closed last week that fetched premiums of over $500K above their asking prices.

But the real indicator that I’m watching is the pending sales. There was only one home that was put under contract last week despite buyers having 19 different homes to choose from. This tells me that buyers are becoming increasingly sensitive to rate increases and how those increases are punishing their purchasing power.

Last week, I took a bit of a departure just to remind readers and residents that there are two significant tax measures that will impact San Carlos residents in the upcoming election. No matter your feelings on either of these measures, be sure to vote!

Have a fabulous week! Here are the numbers from last week’s market in San Carlos:
