The Recap:

And just like that, October is behind us, and we are in the final two months of 2026. This will be a huge week for the country, as the mid-term elections are on Tuesday. There is a lot at stake, both at the local and national levels. Here at home, voters will have to decide on two San Carlos tax measures that are aimed at adding funds to city infrastructure projects and the San Carlos School District. If the polls on this site are any indication, both measures will face a lot of opposition on Tuesday.

There’s often a lot of discussion about how election years impact local real estate markets. During Presidential election years, home sales often temporarily slow down, sometimes dropping by up to 15% in November, as buyers and sellers adopt a “wait-and-see” approach, according to the National Association of Realtors. Although we are not in a presidential election year, this year carries the same level of distraction and impact because of all of the issues that will be decided on Tuesday.

For the first ten months of this year, the San Carlos real estate market continues to run slightly ahead of the same period in 2025, with a few peculiarities. While the number of new single-family home listings is actually slightly down from last year (271 versus 260 in 2026), the 220 closed sales so far in 2026 are actually higher by 9% than last year. What that means is that fewer homes are languishing this year than last year, and a higher percentage of homes that were listed actually sold. That’s a sign of improving health for a market that has been trying to recover.

Have a great week, and be sure to vote on Tuesday! Here are the numbers from last week’s market in San Carlos:
