The San Carlos Real Estate Week in Review: 4/27/26

The Recap:
There was much more balance seen in the San Carlos real estate market this past week. Seven new listings came to market, and the same number of homes were put under contract. That kept the inventory of single-family homes for sale unmoved at 22 across the city.
All seven homes that were put under contract were only on the market for two weeks or less. This underscores the point I made a couple of weeks ago about how buyers who are in the market must be ready to mobilize immediately when they see a home that fits their criteria. If a new listing experiences a solid first open house weekend, the respective listing agents will usually take offers the following week and forego a second open house weekend.
There are differing opinions on this strategy. Some buyers bemoan missing out on their dream home because they happened to be out of town for most of those scant 7 days. And some sellers may feel the process is rushed by only allowing a week (or less) of exposure. On the other side of the coin, a strong argument can be made that the earliest and most eager buyers to see the property are usually the ones who will write the strongest offer. Additionally, extending the listing over two weekends opens up the potential for a competing home to steal some of that momentum.
Last week, I introduced a key partnership with Zillow that actually helps both cases. When you list your home with Ektra, we can advertise your property to the entire world as “Coming Soon” before we actually take it to the broader market. During that period, your home does not accrue days on market, so you're not being artificially punished for exposing it for too long, and it gives today's very busy buyer a “heads-up” that your wonderful home will be hitting the market. As I mentioned in the announcement, this is a key partnership that many of the mega-brokerages don't have with Zillow, and we're pleased to offer it at no cost!
