The Recap:

Today marks the end of the first half of 2025, which seems incredible when you consider all of the changes that have happened globally in just six months. Our own real estate market lurched forward for the first three months, then gasped for air in April when the tariffs went into effect. Now it seems to be clawing its way back to some level of normalcy.

June was an atypically strong month for new listings in San Carlos. This past week, another eight homes hit the market, which brought the total of new listings during the month of June up to 37. That number may not sound like much, but it's nearly 3x the number of new listings in June 2024, and the highest level since 2020.

Now, the real proof of market recovery is whether these new listings actually sell. We're entering the month of July with 27 single-family homes for sale in San Carlos, and only two were put under contract last week.
