The Recap:

For the second straight week, the average sales price of a single-family home in San Carlos fell below its original list price. This should come as no surprise to anyone that is watching the data closely. Nearly 1/3 of the 36 active listings in San Carlos have taken price reductions, so it's easy to predict that this trend will be with us for a little while.

Not all homes are experiencing the same listing pains, however. There were two homes that were put into contract last week without lasting a single week on the open market, so that's a good indication that buyers are still aggressively chasing desirable properties that are priced well. They are just being methodical and deliberate with the rest of the inventory.
