The San Carlos Real Estate Week in Review: 2/9/26

The Recap:
The last impediment to the launch of the spring real estate market — The Super Bowl — is finally out of the way, and this one would be more aptly named The Snoozer Bowl. Everything was great except for the actual football game itself! Traditionally, sellers and agents have opted to wait until after Super Bowl Sunday to list their home, but I have long been a proponent of not waiting. The sales activity in January is always brisk because there are so few listings to choose from, and buyers are charging into the new year ready to buy. Let's see if we get the normal post-Super Bowl listing surge in the coming weeks.
There was no consistency with the homes that closed escrow this past week. Of the seven sales, four of them garnered huge 6-figure upsides while two of them took 6-figure haircuts. One home sold before it hit the market, while three of the others were on the market for 2-3 months before they found a buyer. As we enter this week, there are only 11 single-family homes for sale in San Carlos. A few of them are new listings, while at least three of them are carry-overs from last year, which means we are still not experiencing an improvement in activity from last year, at least not yet.
Last week, I spotlighted some of the cool, boutique coffee shops that are part of the downtown San Carlos scene. Clearly, and quite comically, one of those shops got the word out about the post and “stuffed the ballot box”, for lack of a better term. It's a great coffee shop, and they deserve the business and the additional recognition. But bravo to their network of loyal fans!
