The Recap:

There is increasing talk in the media about the nationwide residential real estate market starting to slow down. Certainly, in other parts of the country, inventory is on the rise, and homes are staying on the market considerably longer before they are sold.

While we are not seeing that dramatic an effect in our local market, it's evident that buyers are aggressive in their approach to finding housing, as they were when the market was far more in favor of sellers. Just this past week, none of the four homes that changed hands exceeded their respective list prices, which isn't something you see in this market very often. As I often say on this site, one week does not make a trend, but it's these kinds of indications that it's important to keep a close eye on.

The San Carlos schools are back in session this week, so we should see more focused buying activity from those buyers who want to get a home locked in before the holidays.
