The Recap:

In some weeks in the San Carlos real estate market, we see homes sell for large amounts over the asking price. In other weeks, we might see one that sold at a sizable discount. This past week, we had both. One home sold for $704,000 over the asking price, while another home took a $645,000 haircut from its respective list price. In between, there were two homes that fetched roughly $300,000 and $400,000 premiums.

While this looks peculiar, it's really not. The large price drop on that one home was only 9% from its purchase price, which is not that uncommon for any given week. It's just notable here because the starting price was almost $7,000,000, which is a rarity in San Carlos.

Consequently, the three homes that enjoyed six-figure premiums were at least 12% above their respective list prices — one was nearly 24%. This tells me that the demand for housing is still very strong and that the San Carlos market is still healthy. Not frothy…just healthy.

Another good datapoint from last week that highlights the strength of the San Carlos real estate market is the disparity between new listings and pending sales. Eight homes were put under contract last week, while only four new listings came on board to replenish the inventory. The net result is that there are now only 14 homes for sale in San Carlos, which is a fraction of what we traditionally start the month of April with.

This week marks the end of the first quarter of 2026. Stay tuned to the site later this week when I will post the first quarter recap and compare the sales numbers to the same period last year. It's always interesting to take a deep dive into these numbers.
