The San Carlos Real Estate Week in Review: 7/6/26

The Recap:
As expected, it was a relatively quiet week in the San Carlos residential real estate market, as many people took the week off to enjoy the 4th of July holiday weekend. There were still two new listings that hit the market, but only one home was put under contract in the light week.
The five homes that changed hands this week all sold for significant premiums over their respective asking prices, ranging from $120,000 to over $600,000 above the asking price, and highlighting the continued competitive nature of the San Carlos housing market, where the current average price for a single-family home for sale is above $3,000,000.
This past week, I summarized the performance of the San Carlos real estate market over the first half of 2026 in this post. All of the metrics show healthy growth over the last year, during the same period, and also a continued improvement from when the market essentially bottomed out in 2023. The numbers are interesting and well worth the read.
