The Recap:

There's not a lot of documented data about how a regional military conflict impacts the residential real estate market, probably because it doesn't happen that often…thankfully.

There is, however, much more evidence on how swings in the stock market, both positive and negative, influence the market, because that has happened with much more frequency over the past decade. IT was almost exactly one year ago when the wide-ranging tariffs that were enacted caused a precipitous drop in the stock market, and that, in turn, took all of the wind out of what would normally have been a very busy spring selling season for homes. The impact was obvious.

The market has been volatile for the past few weeks as all eyes are focused on the outcome of the latest conflict, and more importantly, how energy prices will look if/when this is all resolved. If they continue to climb, as they have over the past month, that will lead to higher inflation. Higher inflation leads to higher mortgage rates (since the mortgage interest rates shadow the bond market). Higher mortgage rates cause buyers to pause. Now, add to that a spooked stock market…

You get the idea. Here's to hoping things get resolved peacefully, and very soon.
